Property Check
You’ve found a house. Is it the right one?
You’ve seen a home online and you’d love to know what it’s really like before you get on a plane. I go there for you.
What you get
- An in-person visit, with a live video call or a recorded video tour
- Photos of what the listing doesn’t show: the surroundings, the access road, the state of roofs, walls and systems
- A first check of the main documents: land registry, floor plan, energy certificate
- A comparison of the asking price with the real market in that area
- A clear written report in English: strengths, weak points, estimated buying costs and renovation costs
Ideal for buyers who already have one or two homes in mind and want an honest opinion from someone on the ground.
If the house isn’t the one, or you want me to keep looking, you can move on to the full search, and the Property Check is deducted.

- Renovation estimates from reliable local builders, before you commit

- Every step of the Italian process explained in plain English: tax code, bank account, offer, preliminary contract, notary deed
- Coordination with the notary, the translator and all the professionals involved
