Privacy Policy
How I collect and use your personal data.

This Privacy Policy explains how personal data are processed when you visit www.emanuelamarino.it, contact me or book a call, in accordance with the EU General Data Protection Regulation (GDPR, Regulation 2016/679) and Italian data protection law.

2. What data I collect
- Data you give me when you write to me by email or WhatsApp, fill in a form or book a call: for example name, email address, phone number, country, the type of home you are looking for, budget, timing and the content of your messages.
- Booking data when you book a call through the online calendar: name, email, date and time of the appointment and any notes you add.
- Technical data collected automatically when you browse the site, such as IP address, browser type and pages visited, used for security and to keep the site working.
- Cookies: see the Cookie Policy for details. Non-essential cookies are only used with your consent.
3. Why I use your data and on what legal basis

I do not sell your data, and I do not use them for automated decision-making or profiling.
4. Who can access your data
Your data are processed by me and, where necessary, by trusted providers who act on my behalf as data processors:
- Aruba S.p.A. (Italy): website hosting and business email
- Google (Gmail, Google Calendar, Google Drive): email management, appointments and shared documents
- BunnyWay d.o.o. (Slovenia, EU): delivery of the website fonts
- WhatsApp / Meta, if you choose to contact me on WhatsApp
- Video call provider (for example Zoom or Google Meet) used for the free call
If you become a client, and only with your agreement, some data may be shared with the professionals involved in your purchase, such as the notary, the surveyor, the translator or the bank.
5. Transfers outside the EU
Some providers (for example Google, Meta and Zoom) may process data in the United States. These transfers are based on the EU–US Data Privacy Framework or on the Standard Contractual Clauses approved by the European Commission.
6. How long I keep your data
- Requests that do not lead to a contract: up to 24 months from the last contact
- Client data and documents: for the duration of the service and then for up to 10 years, as required by Italian tax and civil law
- Cookies: as described in the Cookie Policy
7. Your rights
You can at any time ask to access, correct or delete your data, restrict or object to their processing, receive them in a portable format, and withdraw your consent. Just write to info@emanuelamarino.it. I will reply within one month.
You also have the right to lodge a complaint with the Italian data protection authority, the Garante per la protezione dei dati personali (www.garanteprivacy.it), or with the authority of the EU country where you live.
8. Changes
I may update this Privacy Policy from time to time. The date at the top shows the latest version.
